What to have ready

You don't need all of this to start, but the more Matthew knows, the more specific the answers can be:

  • Your DD-214 or COE, if you have it — or a statement of service if you're on active duty, or points statements if you're Guard or Reserve. If you don't have a COE yet, Matthew can often request it. See Certificate of Eligibility.
  • Where you're buying — city and state, or the address if you've found a home. This confirms Matthew can help there.
  • Your timeline — when you'd like to move, and any PCS report date or separation date.
  • Your current VA loan, if refinancing — the servicer, approximate balance, and when the loan closed, so Matthew can check IRRRL seasoning and whether a cash-out refinance makes more sense.
  • Any prior VA loans — whether they're paid off, sold, or still active, since that affects entitlement.
  • General financial picture — employment type, approximate income, and any known credit issues. Everything is verified later through the application.
The process

What happens after you reach out

  1. A direct conversation. Matthew asks about your service, where you're buying, and your goals, and answers your questions in plain English.
  2. Eligibility and entitlement check. Matthew can request your COE and review your entitlement, including whether county limits matter for your purchase.
  3. Pre-approval. If it makes sense, you'll complete a secure application so Matthew can review credit, income, and assets and issue a pre-approval, subject to underwriting.
  4. Offer and appraisal support. Matthew works with your agent on the offer, the VA appraisal, and any MPR repair items.
  5. Updates through closing. You'll hear from Matthew directly at each milestone — no handoffs to a call center.

If VA isn't the best fit, Matthew will say so and compare alternatives — see VA vs. FHA vs. USDA.
